The short version

I sell Las Vegas like I'd buy it.

I moved to Las Vegas in 2014, got my license in 2015, and spent the first two years walking neighborhoods on weekends — Summerlin, Henderson, the arts district, the master-plans north of the freeway — so I’d actually know what I was talking about when a client asked.

Ten years later, the practice looks the same. Every property gets walked. Every offer comes with a one-page memo on the comp set, the HOA, and the tax-roll history. Every counter is explained in writing before you sign it.

I work with three kinds of buyers: first-timers who want a quiet, plain-spoken guide; relocations who need a fast read on a city they barely know; and investors who care more about IRR than backsplashes. If you’re one of those, we’ll probably get along.

How I work

Three principles that show up in every transaction.

Inventory before opinion.

I'd rather walk a block than read a description. Listings are a starting point — what's actually next door, two streets over, and behind the gate is the real picture.

Numbers, on paper, every time.

Comps, HOA history, rent comps, days-on-market patterns, tax-roll deltas. If we can't write down why the number works, we don't make the number.

Quiet negotiation beats loud.

Las Vegas is a small town behind the casinos. Listing agents talk. The reputation you build with the people across the table is the reputation that wins the next offer.

The path here

A timeline of the practice.

2014

Moved to Las Vegas.

Came for the climate, stayed for the master-plans. Spent the first year walking Summerlin and Anthem before deciding real estate was the right way in.

2015

Licensed and listing.

Earned the Nevada real estate license and joined a 40-agent brokerage in Henderson. Closed eleven homes in the first year — mostly first-time buyers from California.

2019

Founded Wilson Estate.

Left the brokerage to start a solo, buyer-focused practice. The thesis: write better memos, walk more properties, take fewer clients per quarter.

2022

Added investment advisory.

After three years of helping clients buy second homes, formalized the investment-property service — rent comps, cap-rate underwriting, and post-close property-manager handoff.

2025

340 homes placed, still solo.

$182M in lifetime volume. Took 28 new clients this year — same as 2022, on purpose. The cap is the product.
